What is Crowdfunding?

Crowdfunding, which could be literally translated into massive or collective financing, is a way of raising money through the network to finance certain projects.


What is Real Estate Crowdfunding?

Real estate crowdfunding is very similar to equity crowdfunding in the sense that an investor acquires a stake in the property generally through the acquisition of shares in a company. The investor does not need to buy the entire property.

This is the basis on which real estate or real estate crowdfunding operates, which essentially consists of raising capital from many small investors to invest in a constructive project that will generate a return in the short or medium term.

 

What type of contract is signed to invest with “Compremos.cl”?

A contract for participating accounts is signed.

 

What is a participation account contract?

The joint account contract is a business collaboration contract, which allows several companies or people to associate to execute a business or project, without constituting a new legal entity.


What is an investment fund?

An investment fund can be defined as a type of collective investment that consists of various investors assigning financial professionals the management of their capital to obtain a higher profitability.

Can my investment be insured, what guarantees do I have?

No investment is 100% safe, there is always risk in any investment. Although we do minimize the risks by evaluating each project before investing. And the guarantee if it is tangible, since a property is being acquired in the name of the investment company in which the investors associate to invest in said business. So the property in which it is invested is the collateral.
 

Can you guarantee a return?

No, profitability cannot be guaranteed in any investment business. What we do is minimize investment risks.  

 

How are investment risks minimized?

Before investing in a property we do all the calculations  and project evaluations. We know up to what price we can buy to obtain an expected return. Taking into account the money to invest in remodeling and the value of the sale.

How long does the process take from when I invest until I receive my capital?

The investment process is variable, we will always try to do the business as quickly and effectively as possible. You have to think that it is a business between 12 to 18 months.

Between who meet  The funds for the business can sometimes be 1 month or less, then you have to find the best purchase option (if it is an auction you have to wait for the day of the auction, and not always one is awarded the property). You also have to take into account the period of remodeling and the sale of the property.

What is the maximum investment amount?

There is no maximum amount, you can be the only investor if you like.

What type of properties is invested in? And where?

It is invested in houses and apartments, we look for opportunities in property auctions and low-priced properties with a lot of potential. These properties are in the eastern sector of Santiago  and specific sectors of the periphery.

2-. Attend the selected Auction that are interesting with vale vista.

3-. Adjudication and Registration of the Property.

4-. Remodeling: Management of purchase of materials and work equipment for said remodeling.

5-. Sale of Property.

6-. Profit distribution (proportional to investment).
